Income methodology and supporting evidence

Market projections are estimates, not documented operating history. A long-term rental uses lease income; a short-term rental may use projections or operating records as permitted by the lender. Comparable selection alone does not establish qualifying rent. Appraisal, rent schedules and lender review remain necessary.

The score combines income, evidence, financing and readiness. It is an educational screening indicator, not an approval.

Financing methodology and assumptions

Displayed DSCR uses gross qualifying monthly rent divided by principal, interest, taxes, insurance and HOA. Monthly cash flow separately deducts the sample operating expense allowance and housing cost. Cash required and cash out are estimates; lender fees, appraisal and current eligibility require confirmation.

Rate tradeoffs are fictional illustrations, not live offers or rate locks. The illustrative payment is a simplified comparison, not a final amortization quote.
